No project is the same. There are a multitude of factors to consider when designing civil plans. Depending on the existing conditions of a property, there may be environmentally sensitive areas where we cannot propose structures or direct stormwater towards. If the property falls under hillside development criteria, there may not only be more design restrictions, but also additional plans and reports required—some by a civil engineer and some by different consultants such as environmental, structural, landscape, and geotechnical engineers. While civil engineering design will need to comply with general building design and construction requirements listed under the California building code, there are additional requirements to account for depending on the location of the project site, and the jurisdictional agency responsible for reviewing the project’s plans and issuing the related permits. It can be a tough process. Design-wise and submittal-wise, it can be difficult to navigate the workflow process from finalizing concept plans, to gathering applications and paperwork, to understanding how to submit correctly to an agency, to addressing redlines from plan check, to meeting conditions of approval, to pulling permits.
